Mill Road Planning Application Submitted [REF:1843/21]

We are delighted to announce a planning application for the development of the existing car park on Mill Road, Ilford has been submitted to Redbridge Council. The reference for the application is [1843/21] and all supporting materials can be viewed on the Council’s website.

In summary, the final proposals for the site will deliver:

  • A total of 239 homes at 35% affordable, to help meet the need for affordable homes locally and the provision of a high proportion of these units as a family sized homes;
  • Revitalisation of a sustainably located site identified for redevelopment in the Redbridge Local Plan;
  • Professionally managed Build-to-Rent accommodation that will help to address existing anti-social behaviour issues on site; 
  • Generous amenity spaces for residents, including a gym, co-working lounge, and children’s play space;
  • Activation and greening of the frontage along Mill Road, helping to enhance safety and connectivity along this route; 
  • Contributions towards the improvement of the existing Mill Road / Prior Road junction, in order to improve this key connection towards Ilford Town Centre and local public transport links; 
  • A high-quality scheme that will be delivered and constructed by Telford Homes - a Trammell Crow Company developer that specialises in creating, designing, and building innovative developments. Telford Homes is also a proud partner of the Considerate Constructors Scheme. 
  • Thank you to everyone who commented on the scheme here on Commonplace and took the time to look at our proposals.

    A number of significant changes were made to the scheme in response to feedback. These include:

  • Height and Massing:  The site is located in an area identified by Redbridge Council as a Tall Buildings Zone. Following both feedback from the local community and Design Review Panel sessions, the height of the tallest element of the building has been reduced from 28 to 25 storeys; 
  • Unit mix:  Political stakeholders advised that delivery of family homes is a priority for Redbridge Council, and consequently the scheme was revised to increase the number of three-bedroom units being delivered.
  • Activation of Mill Road:  Feedback demonstrated that residents would like to see improvements to Mill Road, to make it feel more safe, welcoming and green. Our proposals will deliver an attractive building with an open entrance courtyard, which will be carefully managed and maintained. The proposed communal amenity spaces have also been moved from the upper floors to the ground floor to help activate the Mill Road frontage and provide natural surveillance.
  • We are also working closely with Council officers to improve the pedestrian experience at the Mill Road / Prior Road junction, helping to open up a route towards Ilford’s new Crossrail station and ensure it becomes a far more welcoming environment, such as through the delivery of public art.
